Yes. Since 2022, mortgaged property qualifies for the 10-year UAE Golden Visa as long as the market value is AED 2 million or more. The bank's loan letter is part of the application file.

The entrepreneur pathway with an accredited UAE incubator approval has no fixed capital threshold beyond a registered project of AED 500,000+. The property route requires AED 2M in property value.
№ 03Do I need to live in the UAE to keep the Golden Visa?
No. The Golden Visa has no minimum stay requirement, unlike standard UAE residency visas. You can spend most of the year in India and the visa stays active.
№ 04Can I include my parents on the Golden Visa?
Yes — under expanded 2024 rules, parents can be sponsored alongside spouse and children of any age. Domestic helpers can also be included.
